What are the ÜberFluss Apartments?

Our exclusive serviced apartments offer plenty of comfort for long-term guests:

More space, a fully equipped kitchenette, access to a washer and dryer, an ironing station, and modular services (from cleaning to shopping delivery service to concierge service) are the classic benefits that guests can appreciate in our Serviced Apartments. But the feeling of having a place of retreat “within one’s own four walls” also plays a significant role in the decision to opt for the alternative form of living in our design apartments.

Individuality in the furnishings – with attention to detail and more privacy offer maximum comfort.

Unlimited WLAN at zero cost as well as all technical features necessary to go online quickly and at any time are part of the standard equipment of the ÜberFluss apartments.

On the top floor, work areas and comfortable seating form a cozy lounge where guests from all over the world can meet and get to know each other.

The hotel amenities of the Designhotel ÜberFluss, located in an exposed position not far from the apartments on the Weser promenade Schlachte, can also be used. These include the exclusive wellness area with indoor pool, sauna, historic relaxation room and fitness room, as well as the hotel’s own restaurant and conference and event area.

Intelligently and qualitatively furnished, comfortably equipped and attractively designed, they become a small but nice retreat after exhausting working days. And at the same time a quiet workplace to prepare for the professional challenges of the next day.

Guests who book an ÜberFluss apartment in the Seidenhaus Koopmann, a historic, listed trading house dating back to 1911 – many for several weeks or months – are not only meant to spend the night here, but also to live, work. Simply feel at home.

How can the ÜberFluss Apartments be booked?

Is a credit card required at the time of booking?

Yes, we accept VISA, AMEX, MASTERCARD.

Do I need to fill out a reservation confirmation for each apartment?

No, a written reconfirmation with credit card details to guarantee the booking is sufficient.

How are the cancellation conditions regulated?

The guest is entitled to withdraw from the contract concluded with ÜberFluss Apartments for his serviced apartment free of charge no later than four weeks before the agreed date of arrival. Decisive is the timely receipt of the notice of withdrawal at ÜberFluss Apartments (in writing or by e-mail to info@ueberfluss.de).

After the expiration of the withdrawal period according to section 6.1, a withdrawal of the Guest from the contract concluded with ÜberFluss Apartments requires the consent of ÜberFluss Apartments, unless otherwise expressly agreed. If ÜberFluss Apartments does not agree to the guest’s withdrawal, the guest is obligated to pay the agreed price even if the guest does not make use of the contractual services. This does not apply if, after weighing the interests of both parties, the guest can no longer be expected to adhere to the contract or if the guest is entitled to any other legal or contractual right of withdrawal.

If the Guest is obligated to pay the agreed price and the Guest does not make use of the apartment, ÜberFluss Apartments shall credit the income from any other reservation of the serviced apartment as well as the saved expenses against the price to be paid by the Guest. If the apartment is not otherwise reserved, the saved expenses of ÜberFluss Apartments will be calculated as a lump sum of 10 % of the agreed price, i.e. in this case the guest has to pay 90 % of the agreed price. The guest is free to prove that the aforementioned claim did not arise or did not arise in the amount claimed.

Any advance payment and security deposit made by the guest in accordance with clauses 5.3 and 5.5 shall be refunded to the guest within two weeks of receipt of the notice of withdrawal. In the event of a withdrawal less than four weeks prior to the agreed date of arrival, however, this shall only apply to the extent that the advance payment or security deposit exceeds the guest’s payment obligation.

After a declaration of withdrawal by the guest, ÜberFluss Apartments is entitled to assign the booked apartment to someone else.

How is the payment regulated?

Advance bank transfer or directly at check-in at the check-in machine with credit card.

Is there internet and television in your apartments?

Yes, there is high-speed WLAN (fiber optics) for the optimal connection and a Smart TV with many national and international channels in HD quality.

Do the apartments have a fully equipped kitchen?

Yes, each apartment has a fully equipped kitchen with induction hob, oven and microwave, kettle and all cooking utensils you need.

Is there a washing machine in the apartments?

Washing machine, dryer, ironing station are available in a separate room and can be used for a fee.

Is there a possibility to book a stay including breakfast?

The breakfast offer in the Designhotel ÜberFluss, located directly on the Weserpromenade Schlachte, can be used for an extra charge of only € 25,- per person/day. It is also possible to have a breakfast box delivered to the apartment for the same price. The breakfast offer can only be booked separately.

How safe are the ÜberFluss Apartments?

Highest security standards on the windows/doors. Video surveillance of the entrance area.

Is there a garage for the guests of the ÜberFluss Apartments?

No, not directly in Sögestraße, the parking garage Mitte/Katharinenpassage can be used as a public parking garage, or also our underground parking garage of the Designhotel ÜberFluss, if available.

Are there local grocery stores and restaurants in the immediate area?

Only a few steps away from the listed building is Bremen’s historic old town and the pedestrian zone as well as the Weserpromenade Schlachte.
An environment in “prime location” with supermarkets, stores for everyday necessities, parks, restaurants, bars and cultural institutions-exactly where locals themselves prefer to live.

Where exactly is the ÜberFluss Apartments located?

In an exposed location in Bremen’s city center:
Sögestraße 62-64, 28195 Bremen

What are the public connections to the main train station and the airport?

The main train station is within walking distance (550 meters), Bremen Airport is about a 15-minute tram/taxi ride away. The tram station is only 120 meters away from the apartments.

Can I bring my own furniture?

No, our apartments are already sufficiently furnished.

Can I keep pets?

No, unfortunately pets are not allowed in the apartments.

May an apartment be occupied by more than one person?

No, unfortunately this is not possible, because the service charge only covers electricity, water and heat consumption for one person. But of course you are allowed to receive visitors in your apartment.

Is the security of my data guaranteed?

Yes, your personal data will only be used for the creation of the contract and subsequently internally at ÜberFluss Apartments.
